The combination of diverse uses is of great importance for the development of attractive and lively cities. In addition to residential, office and commercial uses, cultural uses also play an important role in the revitalisation of neighborhoods and cities.
Cultural uses are by no means limited to "high culture", but are broadly diversified, include socio-cultural elements, and are easily combined with culture-related offers: In addition to classic uses such as an event space and exhibition areas, creative uses such as studios, open workshops, maker spaces or rehearsal rooms can also be used. But meeting areas for socio-cultural initiatives or associations, co-working spaces, seminar rooms, shops for culture-related products and gastronomic offers should also be considered to create attractive mixed uses and synergies.
The quality of life for the residents will increase due to the resulting leisure facilities. The pride of a regionally known theatre, the embodiment of the region in an exhibition on its history or the charisma of a third place that invites the population as a feel-good space shape the image of a city positively and sustainably. Thus, cultural uses can also make a significant contribution to the identity of a place. Local and regional actors from culture, club life and educational institutions can network at these meeting spaces and thus strengthen these effects even further. Examples such as Zeche Zollverein in Essen with its very wide range of museums, sports facilities, event location and start-up center, but also Halle 32 in Gummersbach with its attractive mix of cultural events, seminar space and gastronomy show how the combination of uses can create impulses for lively cities.
To achieve these goals in the context of new development projects, several steps are necessary, especially in the initial stages of planning. For example, a demand-oriented, market-driven, and locally adapted utilization concept is the first basis for successful implementation. An operationally coherent operating concept with an initial reliable estimate of operating costs provides a solid basis for the decision to integrate cultural uses.
